Our Approach
Each project we work on at ASQUITH follows a proven 5-phase process. The first step in this process is an on-site design consultation. Our fee for this service is $450 + HST. In this initial meeting we will discuss your goals for the project, our design approach, budgets, timelines, and municipal approvals. Following this meeting we will provide you with a detailed proposal of our services tailored to your project.

PHASE 1: DISCOVERY (Schematic Design)
In the Discovery phase, we examine the site and determined our clients’ desires for the project. How many rooms? How many storeys? Which way should the building be situated in order to take advantage of views and sunlight? What is happening on the neighbouring properties? We develop preliminary drawings that bring life to the design and inform the rest of the process. By the end of this phase, we want to have the scope of the work defined, a preliminary budget and an idea of the required approvals that will set the course for the project.
PHASE 2: DESIGN (Design Development)
In the Design phase, we flesh out the design elements by looking at materials, finishes and overall expression for the project. What will the interior feel like? What will the exterior be made of? We begin work with our consultants to develop the structure and how that will inform the design. With their expertise, we look at both passive and mechanical design elements to determine how the building will be heated and cooled. The research in this phase defines what will be created.
PHASE 3: DOCUMENTATION (Construction Documents)
The Documentation phase pulls everything together and creates a full set of construction drawings including plans, elevations, sections, details, schedules and specifications required to construct the project. We will have all the documentation prepared to apply for the building permit and other approvals required by authorities.
PHASE 4: INTERIORS (Interior Design)
This phase finalizes the materials for the interior design elements. Services during this phase provide you with guidance and assistance in the selection of finishes and fixtures that complement the design intent and vision for the project.
PHASE 5 – CONSTRUCTION (Construction Administration)
In the Construction phase, we work with our clients and their contractor or construction manager to ensure the project is built in accordance with the construction drawings and help resolve issues that inevitably arise along the way. A collaborative process during this phase ensures the design intent is realized right down to the details.

Programming
Establishes the goals and scope of work for the project, whether it’s a new build, renovation or addition. This includes things like spatial requirements and design aspirations.
Site analysis
Review of existing property and building conditions taking into account existing terrain, heritage elements, sunlight and views
Schematic design
Preliminary architectural drawings exploring the design. This usually involves the development of a number of design options.
Review of municipal zoning constraints
Review of the zoning by-laws applicable to the property.
Zoning review applications
Preparation of zoning review applications if offered by the municipality. This identifies compliance or non-compliance with the zoning by-law and any planning applications required for the project proposal.
Minor variance applications
Preparation of minor variance applications for submission to the municipality’s Committee of Adjustment.
Interior design
Design work related to selection and detailing of interior finishes and fixtures
Cabinetry and millwork design
Design work related to the design and detailing of custom cabinetry including kitchens, vanities and other millwork pieces
Structural and HVAC coordination
Co-ordination of engineering and design consultants to ensure building systems are well integrated
Construction documents
Design and co-ordination of plans, elevations, sections, details, schedules required for construction, and the permit application process.
Building permit applications
Preparation of building permit applications and co-ordination with engineering consultants for submission to the municipality
Contract administration and general review during construction
Periodic reviews during the course of construction to ensure conformance with the architectural design.
